Your garage’s concrete flooring is likely a part of your home you may not think much about, but it needs some love and care to last a lifetime just like any other part of your home.
When it comes to garage floor coatings, there are a few options to choose from. Epoxy, concrete sealer, and concrete paint are some of the most common options that we’ll discuss in more detail to give you a better idea of which might be the best fit for you.
Epoxy
This option is the most popular when it comes to floor coatings for your garage. It’s easily the strongest and sturdiest choice. It is similar to paint in the way it comes in various different colors and finishes, allowing you to choose matte or shiny options to give you the exact look you’re going for.
Epoxy is applied similarly to paint as well, since it’s brushed or rolled on, but the actual curing process is much different. Epoxy hardens due to a chemical reaction between resin and hardener, which is what makes it so durable. This also means the coating will last a long time.
Epoxy is a great choice as it can make your concrete almost 8 times stronger and only needs to be refreshed about every 10-20 years. Epoxy is water, fire, germ, and bacteria resistant which is just another reason why it’s so well-loved.
Concrete Sealer
Concrete sealer is great for those on a budget, as it is extremely affordable. The sealer isn’t as heavy-duty as epoxy, but it will still give a slight sheen and protect against any stains.
Where epoxy doesn’t need to be redone for nearly a decade at least, concrete sealer isn’t as long lasting. It should be resealed every 3 years or so to ensure maximum protection.
Concrete sealer is often just clear, but it can come in tinted versions in some brands. Overall, concrete sealer is a good, affordable option if you don’t need something extremely heavy-duty.
Concrete Paint
For those that prioritize beauty over protection, concrete paint is likely going to be what you want to choose for your garage.
If your garage floor is stained and you need something to cover it, concrete paint is going to be your saving grace. It won’t be able to fix any cracks, so you’ll need to have those filled in first if that’s part of your issue, but it can beautify your garage drastically.
The biggest struggle will be choosing a color and finish. Concrete paint comes in two main varieties, latex and oil-based. Latex paint can be used straight out of the can and has a matte finish. Oil-based paint will leave the floor glossy, but you will have to prime the floor before you paint. Both options provide minimal protection, but since the oil-based paint has a secondary primer layer, it will be a bit sturdier.
Touch ups and repainting can be needed every 1 to 3 years.
